More listings are showing up, and buyers are still moving

The number buyers ask first is the mortgage rate. Freddie Mac put the 30-year fixed rate at 7.28% on October 1, 2026. That is not a low number. And yet the Real Estate Data Aggregator counted 1,243 pending sales across Parrish, Bradenton, and Lakewood Ranch in the three months ending July 31, 2026. That is up 14.2% from the same three months in 2025. Buyers are still writing offers.

The Real Estate Data Aggregator also counted 1,567 active listings across the same four ZIP codes. That is up 10.8% from a year ago. More homes to choose from is real. But pending sales grew faster than listings. That tells you buyers are absorbing the new supply, not sitting on it.

Each ZIP reads differently. Here is what the Real Estate Data Aggregator found.

ZIP 34219 covers Parrish. The Real Estate Data Aggregator counted 681 homes sold there in the three months ending July 31, 2026, up 3.5% from a year ago. The median sale price held at $402,199, unchanged from 2025. Homes sat on the market a median of 71 days, 2 days longer than a year before. Supply crept up to 3.8 months. Sellers are still closing, but buyers have a little more room to breathe than they did.

ZIP 34221 covers a stretch of Bradenton closer to the bay. The Real Estate Data Aggregator counted 324 homes sold in the three months ending July 31, 2026, up 7.3% from a year ago. The median sale price rose 4.3% to $385,000. Median days on market fell 8 days shorter than a year ago, to 53 days. One in three homes, exactly 31%, went under contract within two weeks of listing. That share jumped 9.5 points from a year ago. Priced right, homes here are moving.

ZIP 34212 sits at the gateway to Lakewood Ranch, in Manatee County. Remember that Lakewood Ranch is master-planned, carries CDD fees, and is mostly new construction. The Real Estate Data Aggregator counted 198 homes sold in the three months ending July 31, 2026, up 22.2% from a year ago. The median sale price dipped 2.9% to $499,950. That is the one soft note here. But days on market fell 15 days shorter to 49 days, the quickest of any ZIP in this group. Pending sales jumped 30.9%. More buyers, faster closes, a little price give. That is the trade-off.

ZIP 34251 is a smaller, rural slice of Manatee County. The Real Estate Data Aggregator counted only 18 homes sold in the three months ending July 31, 2026. Small counts move fast, so read these numbers carefully. The median sale price rose 1.7% to $792,500. But the average sale closed at 93.9% of list price, down 3.2 points from a year ago. No home sold above list price. Median days on market stretched 35 days longer than a year ago, to 53 days. This is a patient seller's market, not a quick one.

What the wider picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 0.3% from June to July on a seasonally adjusted basis. That is a slow, steady move, not a surge. The Bureau of Labor Statistics put the unemployment rate at 4.1% in August 2026, with 162,000 jobs added to nonfarm payrolls. A buyer who has a job and wants a home is still in the market. That lines up with what the Real Estate Data Aggregator shows here.

Inflation is still a factor. The Bureau of Labor Statistics reported the Consumer Price Index rose 3.4% over the 12 months ending August 2026. Energy costs rose 16.3% over that same period. Those numbers affect what buyers can afford each month, even before the mortgage rate enters the picture.

What this means if you own a home here

More listings means your competition grew. The Real Estate Data Aggregator counted 1,291 new listings across these four ZIPs in the three months ending July 31, 2026, up 9.3% from a year ago. That is real. But pending sales grew faster, at 14.2%. Price your home where the sales actually happened, not where you wish they had, and buyers are still there.

Months of supply in 34219 sits at 3.8 months. In 34221 it is 4.4 months. In 34212 it dropped to 3.6 months, down 1.7 months from a year ago. None of these is a glut. Below 6 months generally favors sellers. Above 6 months generally favors buyers. Every ZIP here is below that line.

What this means if you are buying

You have more choices than buyers did a year ago. That is true. But 31% of homes in 34221 went under contract within two weeks of listing. In 34212, 26.4% did. In 34219, 21.5% did. The well-priced homes are not waiting for you. Waiting for rates to fall before you look is a reasonable thought. Just know that the homes moving fastest are not waiting for that moment either.

If you are buying in Lakewood Ranch specifically, factor in CDD fees before you set your budget. They are real costs on top of the mortgage, and they vary by community. The median sale price in 34212 was $499,950 in the three months ending July 31, 2026. The CDD fee is separate from that number.
