The pace picked up alongside a change in what's selling. Across the territory, the median sold price this window came in at $398,250. That's the middle of a market that includes some very different neighborhoods, so it's a benchmark, not a verdict on any one street.
It wasn't uniform everywhere, and that's worth being honest about. In Saint Petersburg, one part of the city saw its median sale price fall about 7% compared with a year earlier.
That same part of Saint Petersburg told a different story on terms. The average sale-to-list ratio there rose about 2 percentage points over the same stretch. Homes are fetching less, but sellers are giving up less ground to get a deal done. That's not a contradiction, it's a market finding its footing.
Speed also isn't the same street to street. Median days to pending ran about 111 days in one part of Saint Petersburg. In another part of the same city, that figure was closer to 57 days. Both are inside the same territory, both are "Saint Petersburg" on paper, but they are not the same market to live through as a seller.
For someone thinking about selling this fall, the territory-wide number is genuinely good news: a faster median pending time means less uncertainty about how long your home sits before you get an offer. For someone hunting as a buyer, faster pending times mean less room to sit on a decision once you find a home you like.
What I'd watch next: whether that 79-day median holds through the fall or was a summer-specific blip, and whether the gap between the fastest and slowest pockets of the territory narrows or widens. That gap tells you more about where to focus a search or a listing than the headline number does on its own.
